If you own an apartment or a villa in Da Nang and want a tenant for a year rather than a week, this is what we offer: a foreign tenant with checked documents, a bilingual lease, a deposit and the temporary residence registration, and you pay only on move-in. We work with a agent who covers requests across the whole city; requests come from this site in three languages and from our channels. What you get
- A tenant for three months or more, most often six or twelve: remote workers, families, company employees. We do not do nightly or "monthly" stays.
- A checked tenant: passport, visa, validity, purpose of stay; you see the documents before signing.
- A bilingual lease with terms that protect you too: deposit, electricity rate, move-out procedure, liability for damage. How it is built is in our guide to the lease and deposit.
- A handover report with photos and meter readings at move-in and move-out: a deposit dispute is settled by it, not by memory.
- Temporary residence registration: you declare a foreign tenant online as soon as they arrive, or on the paper form within 12 hours; details in the temporary residence guide.
- Contact for the whole term: renewal, questions about bills, move-out.
What we need from you
A furnished apartment with appliances, the ownership document or a power of attorney, your ID, the price and the terms. We do not use pictures from the internet. If the apartment is still let to someone, tell us the date it frees up: we start showing in advance.
What we do not take: apartments meant for nightly rental.
What it costs and who pays
The owner pays the commission on move-in: the rate depends on the length of the lease, and the usual one on the Da Nang market is half a month to a full month of rent for a twelve-month tenant. How fast it lets
Honestly: we do not publish letting times yet, because the base is young. What drives speed: the price relative to the market, how complete the furnishing is, readiness for a twelve-month lease and for the registration. We measure the market across 41 buildings regularly; the medians for your building are on its page and in the rent prices guide. An apartment at the median with good photos goes faster than one 20% above the median with photos from a sales listing.
Documents and tax
From 1 January 2026 an individual pays no tax on rent if the year's rental revenue is 1 billion dong or less, about $38,000. Above it, VAT is 5% of all the revenue and personal income tax is 5% of the part above 1 billion. The owner declares, and below the threshold still files a revenue notice once a year. One apartment crosses the threshold only above 83 million dong a month, so the tax mostly concerns large villas and owners with several units. Registering the tenant is your legal duty, and the owner files it. Failing to declare a foreigner costs the owner a fine of 3 to 5 million dong under Decree 282/2025/NĐ-CP.
