A single person renting a furnished one-bedroom in a newer tower on the beach side spends about $1,900–2,400 a month in Da Nang in 2026, of which rent is roughly half. The same person in an older building on the city side, cooking at home and riding a rented scooter, gets by on $900–1,300. A couple with a child in an international school should plan for $4,500 and up, and the school is the reason. Those are our numbers as of 26 September 2026, built from our own rental catalogue and from prices we check in the city; where a figure comes from someone else, we say so.

Rent figures are from our catalogue on 09.10.2026 and from public listings (details below). Utility, internet, fuel and scooter figures are from the tariffs and price lists of September 2026; food and Grab are our estimates. School is one child's 2026–27 tuition at SIS or APU divided by twelve: about $800 for preschool or an integrated track, up to about $2,100 for the final A Level year at SIS.

Rent: the number that decides everything else

Rent in Da Nang is not one market but three.

  1. Older towers and local buildings (Mường Thanh, HAGL Lakeview, LaPaz, FPT Plaza): furnished one-bedrooms from about $300 a month, two-bedrooms from about $400. Median asking rents from public listings: Mường Thanh $300, HAGL Lakeview $420, FPT Plaza $300. Lifts and corridors show their age; the apartments themselves are often fine.
  2. Mid-range towers from 2016–2020 (Monarchy, Hiyori, FHome, Azura): medians of $460-800. Pools, gyms, parking, a mixed Vietnamese and foreign crowd.
  3. Newer river- and sea-view towers (The Panoma, Sun Ponte, The Filmore, Sun Cosmo): medians of $720-1,060, the dearer listings $1,500 and above. This is where most of our catalogue is: on 09.10.2026 our 36 apartments run from $654 to $1,808. The median one-bedroom is $924. The median two-bedroom is $962.

Why the spread: a 50 m² one-bedroom in The Panoma with a sea view and a 55 m² one-bedroom in Mường Thanh, both on the beach side of the river, differ by about $600 a month. You are paying for the building's age, the view, the pool, the management, and the fact that the owner accepts a foreign tenant on a one-year lease with a bilingual contract.

Deposit is one month at the low end and two months at the high end, returned at move-out. Leases under three months, where they exist at all, cost more per month; we work from three months up.

Electricity, water, internet

  • Electricity is the bill that surprises people. Vietnam's household tariff is tiered: since 10 May 2025 it runs from 1,984 ₫ per kWh for the first 50 kWh to 3,460 ₫ above 400 kWh, excluding VAT (Decision 1279/QĐ-BCT). Many landlords of serviced apartments bill a flat 3,500–4,000 ₫ per kWh, above any tier. With air conditioning running through a Da Nang summer, a one-bedroom uses 300–500 kWh a month: $25–75. Ask how electricity is billed before you sign. It is written in every lease we do.
  • Water: $1–3 a month on a meter under Dawaco's tariff, 4,550 ₫ per m³ for the first 10 m³; some owners bill a fixed amount instead.
  • Internet: fibre from FPT or Viettel, 195,000 ₫ a month (about $7.50) for 300 Mbps; some buildings include it. Mobile data: 125,000–150,000 ₫ for a month of 4–7 GB a day.
  • Management fee: often included in the rent in apartments let to foreigners; if a listing shows a separate "phí quản lý" of 10,000–20,000 ₫ per m² per month, add it.

Food

  • A bowl of mì Quảng, bún chả cá or cơm gà at a local place: 40,000–70,000 ₫ ($1.50–2.70). Three local meals a day comes to about $6–8.
  • A Western café breakfast in An Thượng: 120,000–200,000 ₫. A pizza or a burger: 150,000–300,000 ₫. A flat white: 55,000–75,000 ₫.
  • Groceries for one from a Vietnamese supermarket (Co.opmart, Lotte, Go!) with imported items from time to time: $150–250 a month. Buying imported cheese, wine and cereal every week pushes it to $400.

Transport

Da Nang runs on scooters. Renting a Vision, Lead or Air Blade class scooter long-term costs 1,500,000–2,700,000 ₫ a month ($57–103), petrol (E10 RON95) about 27,000 ₫ per litre after the price change of 24.09.2026, and a full tank lasts a scooter a week of city riding. Grab bike rides across a neighbourhood are 15,000–30,000 ₫; a car across the river 60,000–120,000 ₫. There is no metro and bus routes are few. If you will not ride a scooter, budget $150–250 a month for Grab cars and pick a walkable area (see where to live).

Work, health, everything else

  • Coworking: a monthly desk is 2–4.5 million ₫ ($75–170): Enosta in Sơn Trà 2.3 million, Coworking Danang in Khuê Mỹ 3 million, cirCO in Hải Châu from 3.5 million, the An Thượng spaces up to 4.5 million (September 2026). Many people work from cafés instead.
  • Gym: $20–40 a month at a local chain; free in most towers we list.
  • Health insurance: international plans for a healthy adult in their thirties start around $60–100 a month; a private clinic visit without insurance is $30–60, a night in Family Medical Practice or Vinmec considerably more.
  • Visa: a 90-day e-visa is $25 single-entry or $50 multiple-entry on evisa.gov.vn (Circular 28/2026/TT-BTC); budget for a border run or a new e-visa every three months unless you have a longer visa or a TRC.

Can you live on $1,000 a month in Da Nang?

Yes, alone, in an older building, cooking most meals, on a rented scooter, without an international health plan. It is a real life and many people live it. It is not the life most people picture when they search for Da Nang, which involves a pool, a view and a café habit; that one costs about twice as much. On $2,000–2,500 a single person lives well here in 2026.

Is $10,000 a lot of money in Vietnam?

For a resident, yes: it is about 262 million ₫ at the Vietcombank rate of 26 September 2026, or roughly two and a half years of the average Vietnamese income. For a foreigner budgeting a year in Da Nang at our "frugal" line it covers about ten months; at the "comfortable" line, four to five.

What is the average salary in Da Nang?

The average monthly income of a worker in Vietnam was 8.4 million ₫ (about $320) in 2025, and 10.1 million in cities, according to the national statistics office. This matters for a tenant in one way: a landlord's asking rent of $900 is a month of a local manager's salary, so the buildings at that level are built and priced for foreigners and wealthy Vietnamese, with the service and the English that implies.

Are there a lot of expats in Da Nang?

There is no official count. The largest Facebook group for foreigners in the city had about 95,000 members in September 2026 and the largest rental group about 91,000; Korean residents are the biggest single foreign community, followed by Russians, Chinese, Europeans and Americans. Enough that there are English-speaking clinics, international schools and coworking spaces; few enough that a foreigner is still noticed in Hải Châu.

Is Da Nang safe?

By the standards of any large city, yes: violent crime against foreigners is rare, and the main risks are traffic and bag-snatching from scooters in tourist areas. Ride with a helmet, keep the phone in a pocket rather than a hand on the beach road, and the rest is common sense.

Asking rents by building: a preliminary sample

We track 41 residential buildings in Da Nang. For each one we collect prices from public listings and take the median. At the bottom of the list are buildings far from the centre and older towers on the city side; at the top, new buildings by the river and the sea. The "Ours" column shows how many apartments in that building are in our catalogue and at what price.

Asking rent from public listings and search snippets, dollars per month: the median and the bounds of the middle half of prices (25th to 75th percentile) in 30 buildings. "Prices" are distinct page and price pairs: one flat listed by two agents can be counted twice, so this is not a count of apartments. Prices more than twice or less than half the building median (sales, short stays, a neighbouring building) are dropped. Confidence is good with 15 or more prices from 5 or more pages, medium with 8 prices from 3 pages, low otherwise. This is a preliminary sample, not an index of signed leases.
