What the building is

The Monarchy is two blocks on the riverfront between the Dragon Bridge and the Tran Thi Ly bridge. Block A, 17 floors above ground and 2 below, was finished in 2016-2017 and has 141 apartments including 4 penthouses. Block B is a podium with three stepped towers of up to 33 floors, handed over from July 2020, with 781 apartments and 19 shops. The developer is Danang Housing Investment Development JSC (NDN); the address is 01 An Trung 3, with the plot also fronting Tran Hung Dao on the river, now An Hai ward. The complex has a pool, a gym, a kindergarten, a mini mart, cafés and a playground. Under the sale contracts the management fee is 11,000 dong per m² a month in block A and 12,000 in block B, scooter parking 125,000 a month and a car 1.4-1.6 million; ask the owner whether that is inside the rent.

As of August 2025 the pink books for the complex had not been issued: the city was re-valuing the developer's land obligations. For a tenant this means the owner will show a sale contract with the developer instead of a pink book; ask to see it.

What you can see without sources: it is a big complex where Vietnamese families and foreigners live side by side, so everyday shops are on the doorstep and owners are used to English-language leases. The other side of the size is the lifts at rush hour and evening noise from the riverfront.
