The Panoma is two new towers on the east bank of the Han river at the Tran Thi Ly bridge, in Ngu Hanh Son on the line with Son Tra. It is the building where we have the most apartments: 24 of the 36 in our catalogue, from $654 to $1,808 a month as of 09.10.2026. The market in the same building, from 10 prices from 3 pages, runs $760-1,140 with a median of $840. What the building is

The Panoma is the high-rise part of Sun Cosmo Residence by Sun Property of Sun Group: tower P1 with 33 floors and P2 with 27, about 110 m, each over three basements and a three-floor podium of shops and amenities. There are about 655 apartments, 391 in P1 and 264 in P2, plus 38 shops in the podium. Construction began in May 2023, both towers topped out in October 2024, and the first apartments were handed over in July 2025. The address is the east end of the Tran Thi Ly bridge, at the junction of Tran Hung Dao, Chuong Duong, Ngu Hanh Son and Ngo Quyen; formerly Bac My Phu ward in Ngu Hanh Son district, now Ngu Hanh Son ward. The low-rise part of the complex, The Cosmo, is townhouses and villas. Apartments were handed over as shells or fully fitted, and ownership is freehold. Sun Property Management runs the towers, and the developer does not publish the management fee per m². The complex lists a pool, a gym, a playground and security; the upper floors see both the river and the sea.

The difference between the towers, visible from our own apartments: Panoma 1 stands closer to the sea, and its high-floor one-bedrooms look at the beach; Panoma 2 is closer to the river and the bridge, mostly with views of the Han and the centre. Layouts are standard: one-bedrooms of about 50 m², two-bedrooms mostly about 70, three-bedrooms about 100.

What sets the price inside the building: floor, view and finish. Almost all the one-bedrooms here are 50 m², yet their prices differ, and the reason shows only at a viewing.   • The Tran Thi Ly bridge at the door: five minutes by scooter to the centre, Hai Chau.
  • My Khe beach: ten minutes by scooter down Vo Van Kiet, slightly closer from Panoma 1.
  • Neighbours on the bank: Sun Ponte Residence at the same bridge, The Monarchy further towards the Dragon Bridge.
  • A supermarket and cafés downstairs and across the road, An Hai market ten minutes on foot.
  • International schools are in the south, in Ngu Hanh Son, 15-25 minutes.
