How to choose an apartment in Da Nang

Five things decide whether you will like the place after the first month, and none of them is the photo of the living room.

  1. Side of the river. The beach side (Sơn Trà, Ngũ Hành Sơn) is where most foreigners live: newer towers, pools, five to fifteen minutes to Mỹ Khê. The city side (Hải Châu) is cheaper, denser, and has the river instead of the sea. Our catalogue today is 14 apartments on the beach side and 3 in Hải Châu.
  2. Floor and orientation. In Da Nang the sun and the wind matter more than the view. West-facing rooms heat up after lunch; high floors on the sea side get the breeze and the salt. Ask for the floor before you ask for the price, and we will tell you which way the windows face.
  3. What "furnished" means in this building. Every apartment we list comes furnished, but "furnished" ranges from a bed and a wardrobe to a full kitchen with an oven, a washer-dryer and a desk. The listing shows what is actually there; if something you need is missing, that is a negotiation point, not a reason to skip the place.
  4. Building, not just apartment. Two identical two-bedrooms in different towers can differ by $400 a month because of the pool, the parking, the lifts and who else lives there. Each building has its own page with the facts we could verify and the market range from public listings.
  5. Lease term. Twelve months is the standard for the best price. Six months costs a little more, three months noticeably more, and under three months only some owners agree to, at the highest monthly price: for a month or two, a serviced apartment or a hotel is usually the better answer.

Prices and what the rent includes

For comparison, median public listings in the same kind of new buildings: $760-840 in The Monarchy, The Panoma and Azura, $870-1,060 in The Filmore and Sun Cosmo. Our catalogue is newer buildings with river or sea views and owners we work with directly. For a smaller budget we find a flat in an older building without the view or the pool: tell us the amount.

What the monthly figure usually covers, and what it usually does not:

  • Included in most leases: building management fee, pool and gym, parking for one motorbike, basic internet in some buildings.
  • Deposit: one month is common, two months for higher-priced apartments. It is returned at move-out against the condition of the apartment, in the same currency you paid it in.

Prices are set by the owner and confirmed at the viewing; we update the catalogue when an apartment is rented out or a price changes, and the catalogue date is shown under the listings.

How renting through us works

  1. You write to us on WhatsApp or Telegram, or through the form: budget, dates, how many bedrooms, and one or two things that matter to you (a desk, a quiet bedroom, a pool).
  2. We send two or three apartments that actually fit, not the whole catalogue.
  3. Lease and deposit. The lease is in Vietnamese and English; you see the full text before you pay anything. Deposit and first month are paid at signing, to the owner.
  4. Move-in and registration. We hand over the keys, note the meter readings, and the owner registers your temporary residence (tạm trú) with the local police, which is the owner's legal duty in Vietnam and something we make sure happens.
