How to choose a building in Da Nang
Start with three questions: how close to the sea you want to be, what you want to spend, and who your neighbours will be.
New towers on the Han River and by the sea come with a pool, a gym, security, an English-speaking front desk and plenty of foreigners in the lift. In public listings the median is 800 dollars a month in The Monarchy, 760 in Azura and 840 in The Panoma. Mid-range buildings such as Hiyori Garden Tower cost less, with a median of 590. Mass-market blocks, where mostly Vietnamese families live, cost a fraction of that, around 300 dollars in FPT Plaza, but the finish is simpler, there are fewer services and less English.

Buildings with known issues
- Mường Thanh Sơn Trà: the building has not been formally accepted, and residents are sometimes refused tạm trú registration.
- Blooming Tower: operation suspended for fire safety since May 2025.
- Chung cư Thuận Phước: an old block on land slated for clearance.
- Vũ Mộng Nguyên: social housing, not a rental market for foreigners.
