One River is a gated villa compound in the south of Da Nang, on the bank of the Co Co river in Ngu Hanh Son, about two kilometres on foot from Non Nuoc beach. It is neither the city beach strip nor the centre but a third option: quiet streets of detached houses with plots and water beyond the fence. Our catalogue has one villa here: four bedrooms, four bathrooms, three floors, 300 m², a private garden and pool, $5,752 a month as of 26.09.2026. It is the most expensive home we list, and below, without gloss, is what you pay for here and who does not need it.

What the compound is

One River, sold as Regal One River, is a compound of 36 villas by Đất Xanh Miền Trung on Tran Dai Nghia street: the villas face Song Hao street and back onto the Co Co river. Each stands on a 15 by 20 m plot, three storeys high, with its own overflow pool. Construction started in June 2018, the houses were handed over in 2019-2020, and the pink books were issued in November 2020. On the area name: until July 2025 this was Hoa Hai ward in Ngu Hanh Son district, now Ngu Hanh Son ward; the renaming is explained in our guide to the new ward names.

What you can see without sources: people come here for a house, and the beach nearby is a bonus. Your own land, quiet, water beyond the fence, a car in the yard. The price of that is distance to the centre: 20-30 minutes by car, and the compound does not work without a car or a scooter.

There are no market listings for One River itself in our sample. A reference point from another compound: villas in The Ocean Villas by the golf course go for $1,900-3,190. Our villa sits above that range, and the difference is the size of the house and the plot, a private pool instead of a shared one, and a full fit-out.
