A house in Da Nang rents for very different money. Townhouses in our catalogue as of 09.10.2026 run from $962 to $2,308 a month. Villas from $2,684 to $5,752. We do not do nightly stays, and that is the main difference between this page and the Airbnb and Booking results that rank above it.

One thing to get out of the way. Search "Da Nang villa" and you get holiday rentals and villas for sale. A nightly price looks cheap until you multiply it by thirty and land at roughly double what the same villa costs on a twelve-month lease. Long-term is a separate market with its own prices, and this page is about that market only.

How to choose a house in Da Nang

Five questions worth answering before the first viewing. They save more money than haggling does.

  1. Villa or townhouse. A detached house with a plot, garden and pool starts around $2,000 a month here and almost always sits in a gated compound or on the second line from the beach. A Vietnamese townhouse, narrow and three to four floors tall with no yard, starts around $700-900 and stands in an ordinary block with local neighbours. Two different ways to live, and the second is not worse, just urban.
  2. A pool is an electricity bill. The pump, the filter, four air conditioners and water heaters use several times what a flat does. Ask for the last two or three months of bills before you sign, and write into the lease who pays for pool cleaning and the gardener. For our villas we ask this before the viewing.
  3. Distance to the beach and to school. Villas near My Khe beach and on Son Tra cost more but the sea is a walk away. Compounds in the south along the Co Co river are quieter with bigger plots, but the beach and the international schools are a car ride. If a particular school matters, say so in the form and we will time the drive.
  4. Rainy season and how low the plot sits. From October to December it pours, and low blocks by the rivers flood. A ground-floor house with a garden carries more risk than a tenth-floor flat. What to check on a plot before the season is in our rainy season guide.
  5. Term and deposit. For a villa, owners ask for a one- to two-month deposit and a lease from six months, sometimes twelve. Three months is possible at a higher monthly rate. On a twelve-month lease the price is almost always below the advertised one.

Prices and what is included

For context, public listings: villas in The Ocean Villas in Ngu Hanh Son go for 50-84 million dong a month, roughly $1,900-3,190, from 11 prices from 3 pages; for Euro Village there are too few public prices for a range. Those are asking prices, not signed ones, and the sample is small, so treat them as a rough guide rather than a price list.

What a villa's rent usually includes and what it does not:

  • Included: furniture and appliances as described, compound security, parking, often a gardener.
  • Paid separately: electricity by meter, water, internet, pool cleaning unless agreed, the compound's management fee.
  • Deposit: one to two months, returned at move-out based on the condition of the house. It comes back in the currency you paid it in, which is worth writing into the lease.

The townhouse is simpler: utilities by meter, one month's deposit, no compound fee because there is no compound.

Every price is set by the owner and confirmed at the viewing. When a home is taken we remove the card rather than keep it up for traffic.
