Da Nang's rain runs from mid-September to December, with October and November the wettest weeks. More than half of the year's rainfall lands in those three and a half months, and one to three typhoons come in off the sea each season. A flat that looked perfect in July can greet you in November with a puddle under the window and a damp smell in the wardrobe.

The calendar: when exactly it gets wet

The easiest way to think about Da Nang weather is two halves of the year.

A downpour here is not a European one. Twenty minutes of solid water, an hour of sun, then again. Streets with poor drainage turn into shallow rivers in half an hour and are dry two hours later. That is a normal October day. An abnormal one is when the rain does not stop for a full day and the water sits until evening.

Rain and a typhoon are different events

You get through the rainy season with an umbrella and a clothes dryer. A typhoon is another matter. It arrives with a forecast two to four days ahead, every local outlet covers it, the city closes the beaches and asks people to clear their balconies. Wind at 100-130 km/h takes down signs and lays motorbikes flat in the parking lots.

Two things matter for a tenant. First, in modern towers with double-glazed windows a typhoon passes quietly; the main job is to take furniture off the balcony and not open a window "for some air". Second, after a typhoon some blocks can lose power for a day or two, and with it the lift and the water supply on upper floors if the building has no generator. Ask about the generator before you sign.

The most expensive consequence of recent typhoons has been flooded underground car parks. In October 2022 water poured into the basements of several buildings overnight, and car and motorbike owners were left without transport. If your building's only parking is in the basement, agree where you will move the bike when a warning comes.

What to check in the flat before the season

A viewing in the dry September sun shows you half the picture. Look closely at these.

Windows and seals. Run a hand along the bottom edge of each frame, open and close every pane. Darkened silicone and drip marks on the sill mean water has already been coming in.

Ceiling and upper corners. Yellow stains, bubbling paint, a fresh patch on the ceiling in one room. The owner may have repainted, but the stain comes back after the first downpour.

Balcony. Is there a drain, is it blocked, where does the water from the balcony above go? A puddle on the balcony after a downpour is normal; a puddle that runs into the room is a reason to look at another flat.

Ventilation and smell. A closed flat in December with no air movement grows mould in two weeks. Ask whether the bathroom has an extractor and whether it works, where you can dry laundry, and whether a dehumidifier will fit.

Floor. Ground floors and basement units in low areas flood. From the second floor up in a tower, water is not the problem; the lift without a generator is.

Parking. A bike in a basement with no ramp up is a risk. A bike at ground level under a roof is fine.

Areas: where it floods and where it does not

The general rule is simple. Water collects where the ground is low and far from the sea: the western blocks near the airport, parts of Lien Chieu and Cam Le, some streets deep inside Hai Chau and Thanh Khe. The coastal strip of Son Tra and Ngu Hanh Son and the Han riverfront sit higher and drain properly, so the rain leaves quickly.

That does not mean the centre is off limits. It means that for a specific street you ask the neighbours or the concierge how last October went. It is the single most useful question at a viewing. What to write into the lease

Most owners use a standard lease with not a word about water. Three clauses are worth adding.

Leaks and their consequences. The owner repairs them at their own cost within a reasonable time, usually three to five days. If the flat is uninhabitable, rent for those days is not charged.

Belongings damaged by water. Who pays for the laptop soaked through a window that was closed? Write down that the owner is liable for damage caused by leaks through the building's structure.

Mould and equipment. An air conditioner with a dry mode and a working extractor are part of the flat, so their repair is on the owner. Moisture from your own laundry drying indoors is on you, which is fair.

Getting ready for a typhoon in 48 hours

The list is short and it covers any forecast.

  • Take everything off the balcony that can fly: chairs, the drying rack, plants.
  • Charge phones and a power bank; fill bottles with water if you live above the tenth floor.
  • Buy two days of food that needs no cooking.
  • Bring the bike up from the basement if the parking is below street level.
  • Unplug the appliances that are yours, not the owner's.
  • Do not go to the seafront "to look at the waves". Every year someone is swept away.

Official warnings come from the National Center for Hydro-Meteorological Forecasting at nchmf.gov.vn and from the city's channels. Building management usually reposts them in the residents' chat, so ask to be added on the day you move in.

Prices and the season: when renting is cheaper

Demand for long-term rentals in Da Nang barely moves with the rain: people relocate to work, not to sunbathe. What changes is supply. From October to December the tourist flow drops, some owners who rented by the night switch to long lets, and there is more to choose from. Negotiating in November is easier than in May.
