Da Nang works for remote work. Home fibre is fast, the time zone is UTC+7, a coworking day pass costs a few dollars, the e-visa gives you 90 days, and the beach is ten minutes from most desks. Two things catch people out. Vietnam has no digital nomad visa, so you live on tourist status. And good apartments rent from three months, so a one-month stay means a serviced apartment at a different price. We rent long-stay homes here, and this guide is written from that side.

Internet

Vietnam ranked seventh worldwide for fixed broadband in Ookla's Speedtest Global Index for July 2026, with a median download speed of 307 Mbps, and tenth for mobile at about 206 Mbps (Viet Nam News). Those are national medians from user tests, so treat them as what is normal and not as a promise for your flat.

What to do before you sign:

  • run a speed test in the apartment during the viewing, on the router you will use;
  • ask whether the line is the flat's own or shared with the building;
  • keep a local SIM with a data plan as a second connection for calls that cannot drop.

Time zone

Da Nang is on UTC+7 all year, with no daylight saving. Mornings overlap with the end of the US working day, afternoons with Europe's morning. If your team is in California, your meetings are at dawn or after dinner.

Coworking and cafes

A public survey of eleven Da Nang coworking spaces, checked against the operators' own sites in August 2026, found day passes of roughly 110,000 to 320,000 dong and monthly plans of about 2 to 6 million dong, which is about $4 to $12 a day and $80 to $230 a month. Enosta Space in Son Tra, formerly Enouvo, combines coworking with coliving. Cafes with wifi and sockets are on every street of An Thuong and along the river.

Our own budget for a single person puts coworking or a gym at about $120 a month; the full table is in the guide to Da Nang rent prices and cost of living.

Visas

This describes practice and is not legal advice. Check the immigration portal before you travel.

Vietnam has no digital nomad visa and no visa that names remote work for a foreign employer. Most remote workers stay on the e-visa: 90 days, single or multiple entry, issued online at evisa.gov.vn, with a fee of $25 or $50. Every three months they leave and come back, or apply again. The UĐ1 and UĐ2 visas added on 1 July 2026 are for specialists in digital technology with a preferential status in Vietnam and their families, so they do not cover freelancers working for clients abroad.

Whoever houses you must register your stay with the police, online when you move in. It is the landlord's job, and it matters when you extend a visa. How that works is in the guide to moving to Da Nang.

Where to live

  • An Thuong: the cafe quarter by My Khe beach, everything on foot, studios and one-bedrooms in low-rise serviced buildings. See An Thuong.
  • My An and Phuoc My: towers by the beach north of An Thuong, with pools and gyms.
  • The Son Tra riverfront: newer towers on the Han River, quieter, a short ride to the beach. Most of our catalogue is here.

Each area with prices is in the guide to the best areas to live in Da Nang.

Rent and lease terms

Our catalogue on 11.10.2026 has 36 apartments, all furnished, from $654 to $1,808 a month; the median one-bedroom is $924. Every listing shows its own minimum term. The standard lease is 6 or 12 months, and 3 months is possible at a higher monthly price.

Stays under three months are a different market: serviced apartments and nightly rentals, with other prices and no lease. If you plan to stay a season or longer, look at the apartments for rent in Da Nang. If you are not here yet, the order that works is a shortlist by video, two or three viewings in person, then the deposit; it is laid out in the guide to renting before you arrive.

What a month costs

A single person lives well here on about $2,200 a month in 2026 with a newer apartment, a scooter, a coworking desk and a mixed diet. About $1,000 covers an older apartment and cooking at home.

Seasons

February to August is dry and hot, with the sea like a bath. September to January is the wet season, and October to December is the real one: typhoon warnings, some streets under water for half a day, a week of grey sky. Work goes on, the beach does not. What to check in a flat before the rains is in the guide to the typhoon season for renters.

Community

The city organises itself on Facebook: the main expat group had about 95,000 members and the main rental group about 91,000 in September 2026. Coworking spaces in An Thuong and Son Tra are the fastest way to meet people who work the way you do. Running groups, language exchanges and board-game nights do the rest.
