Yes, you can rent an apartment in Da Nang for six months, and in our catalogue it is the usual minimum rather than an exception. Of 33 apartments with a stated minimum term on 31.10.2026, 33 accept a six-month lease and 13 accept three months. A year is still the standard term on the long-term market. A six-month lease works the same way; three things matter more on it than on a year: when the rent is paid, what happens to the deposit if you leave early, and whether your visa covers the stay.
What owners accept
The minimum term is set by the owner and written on every card in our catalogue. In the current table it is three or six months for almost every apartment; a year as the minimum is rare. For houses and villas the term is agreed with the owner, so ask before the viewing.
Under three months is a different market: serviced apartments, hotels and nightly rentals, where cleaning and bills are in the price and there is no lease. We do not work in that segment.
The card shows one monthly price and the minimum term. If you want less than a year, say so in your first message, and the owner confirms the price for your exact term before the viewing. That way the number in the lease is the number you were quoted.
How the money works on six months
Rent in Da Nang is often paid ahead, not monthly. In our catalogue 40 of 41 homes take rent three months at a time, and 40 of 41 ask a deposit of one month. On a six-month lease that makes two payments:
- At signing: the deposit plus the first three months, so four months of rent in one go.
- At the start of month four: the next three months.
The deposit comes back at move-out against the handover report and the last bills. Electricity and water are paid separately by the meter at the state tariff, and so are internet and cleaning. To count the whole move-in sum with your own rent, use the moving cost calculator. If paying three months at once is a problem, ask whether the owner takes monthly payments; some do, and it is better agreed before the deposit than after.
Leaving early
This is the clause to read twice on a short lease. If the tenant leaves before the end, most leases let the owner keep the deposit, unless a replacement tenant is found. The fair version, and the one to ask for, is symmetric: with 30 days' notice and a new tenant in place you get the deposit back, and if the owner ends the lease early, they return the deposit plus the same amount again. Rent already paid for months you will not live there is a separate question; write down whether it is refunded.
What the Civil Code says about a deposit, and the steps that get it back, are in our guide to getting your rental deposit back. The other clauses to check are in lease and deposit in Da Nang.
Extending to a year
If you take six months to try the city, put the option to stay longer in the lease from the start: the right to extend for another six months or a year, at the same or an agreed price, if you say so a month before the end. Without that line the owner is free to change the price or let the apartment to someone else when the six months run out.
The visa for six months
A 90-day e-visa does not cover six months in one go, and the 45-day visa exemption covers even less. On a six-month lease you will need to leave the country at least once and come back on a new e-visa, unless you hold a longer visa or a residence card. The lease does not depend on the visa, but the temporary residence declaration (tạm trú) does: it runs until your visa ends and has to be made again after every new entry, even in the same apartment. We make the declaration for our tenants each time. Which visa fits which lease is in our guide to the visa for a long-term lease in Da Nang, and how the declaration works is in temporary residence for foreign tenants.
Who rents for six months
Remote workers who want a season by the sea, families waiting for a school year or a work contract to start, people who arrived on a three-month plan and decided to stay. Internet, coworking spaces and the practical side of working from Da Nang are in our guide for digital nomads.
How it works with us
Write the term in the form or in the first message: dates, budget, number of bedrooms. We send two or three apartments that take that term, usually within a few hours. All apartments, with the minimum term on each card, are on the page of long-term rentals in Da Nang.
This is a description of practice in Da Nang, not legal advice; for your own case check the lease with a lawyer.
