You do not need a one-year visa to sign a one-year lease in Da Nang. A lease is a civil contract between you and the owner, and the law does not tie its length to your visa. What depends on the visa is your right to be in the country and the temporary residence declaration, tạm trú, which has to be made every time you enter. So the practical question is not "which visa allows a one-year lease" but "how will I stay legally for the whole lease". There are three ways, and which one fits depends on your passport and on why you are in Vietnam.
The rules below were checked on 19.10.2026. They change, so confirm yours on the official portal or with a licensed visa service before you travel. This is not legal advice.
The three ways to stay for a lease
| How long one entry lasts | Who it is for | For a one-year lease | |
|---|---|---|---|
| Visa exemption | 45 days | citizens of 22 European countries, Japan and South Korea | exit and re-entry every 45 days, or switch to an e-visa |
| E-visa | up to 90 days, single or multiple entry | any nationality | exit and re-entry about four times a year |
| Temporary residence card (TRC) | up to 2, 3, 5 or 10 years, depending on the basis | people who work, invest, study or have Vietnamese family | no trips out needed |
Visa exemption: 45 days
Citizens of Germany, France, Italy, Spain, the UK, Russia, Japan, South Korea, Denmark, Sweden, Norway and Finland enter without a visa for up to 45 days under Resolution 44/NQ-CP, valid until 14 March 2028. Since 15 August 2025, Resolution 229/NQ-CP adds twelve more European countries for tourism: Belgium, Bulgaria, Croatia, Czechia, Hungary, Luxembourg, the Netherlands, Poland, Romania, Slovakia, Slovenia and Switzerland, valid until 14 August 2028. Other countries have their own terms, mostly bilateral; check yours. Forty-five days is enough to choose an apartment, not to live in it for a year.
E-visa: up to 90 days
The e-visa is issued online at evisa.gov.vn to citizens of every country, for up to 90 days, single or multiple entry. The fee is $25 for single entry and $50 for multiple entry under Circular 28/2026/TT-BTC. This is how most remote workers on long leases in Da Nang live: every three months they leave, often for a few days in a neighbouring country, and come back on a new e-visa. Apply a week before you leave rather than the day before.
Temporary residence card: one year and more
If a Vietnamese company employs you with a work permit, if you invest, study, or are married to a Vietnamese citizen, you can get a temporary residence card, thẻ tạm trú. It replaces the visa for its whole term, and you leave and return without new applications. How to get one and what each basis requires is in our guide to the temporary residence card.
There is no visa for remote work for a foreign employer and no retirement visa. The UĐ1 and UĐ2 visas added by Law 118/2025 from 1 July 2026 are for specialists in digital technology with preferential status and their families, and do not cover ordinary remote work.
What the visa changes in the lease
Tạm trú after every entry. The owner, or whoever lets the apartment, declares you to the police when you move in: online right away, or on paper within 12 hours. When you come back on a new e-visa or a new exemption, the declaration is made again, even in the same apartment. Without it you will have trouble at the immigration office later, and the host can be fined 3 to 5 million dong under Decree 282/2025. With us this is our job: we make the declaration after every entry. Send a photo of the new entry stamp on the day you return. The full procedure is in temporary residence for foreign tenants.
Rent while you are away. A trip out for a visa does not pause the lease. You pay rent for those days, and the apartment stays yours. If you will be away for longer, agree in writing that nobody else uses the apartment and who has the keys.
If something goes wrong with the visa. Entry can be refused, and an e-visa can be delayed. Ask for a clause on early exit: with 30 days' notice and a replacement tenant, the deposit comes back. The rest of the clauses to check are in lease and deposit in Da Nang.
Documents for the lease. The owner needs a photo of your passport page and of the visa or the entry stamp. For a family, each person needs their own visa, children included, and each is declared.
A one-year lease on e-visas, step by step
- Enter on an e-visa or the exemption and choose the apartment in person.
- Sign the lease for 6 or 12 months with an early-exit clause; the owner declares your stay.
- A week before the visa ends, apply for a new e-visa.
- Leave, come back, send the new entry stamp, and the declaration is made again.
- Repeat for each visa. If you plan to stay for years, look at whether a residence card is open to you.
If you want a shorter commitment first, six months works the same way; the terms are in our guide to renting for six months.
How it works with us
The lease is signed for the term you need, not for your visa. It is in Vietnamese and English. Write your dates and budget in the form; all apartments with their minimum terms are on the page of long-term rentals in Da Nang. More on visas for people moving here is in our guide to moving to Da Nang, and on remote work in Da Nang for digital nomads.
