Ngu Hanh Son is the southern half of Da Nang's beach coast: from the Tran Thi Ly bridge and the My An quarter with the An Thuong cafés, through the beach towers and the resort strip, to the Marble Mountains and the Co Co river. It is the most varied area in the city. In its northern corner, studios and one-bedrooms in the An Thuong serviced buildings mostly list at 7.5-11.5 million dong, $285-440, and people live there without a scooter; in the south, villas in The Ocean Villas list at a median of $2,590, and in FPT City apartments go for about $300. Since 1 July 2025 the four old wards of the district are one Ngu Hanh Son ward, from the beach to the river; My An and An Thuong have no official status, but everyone still uses the names. More in our guide to the new ward names.

Who it suits

Four answers, because the area has several layers:

  • By the Tran Thi Ly bridge, The Panoma and Sun Cosmo: people who want a new river tower with a river or sea view, the centre across the bridge and the beach close by. All our apartments in the area are here.
  • My An and An Thuong: people who want to live on foot, with the beach five minutes away, cafés, coworking and an English-speaking street. The price is noise and low-rise serviced buildings where a pool is rare. Its own page: An Thuong.
  • The beach strip further south, Khue My and Hoa Hai: families who need schools, space and quiet. The international schools are in this direction, along with villas with gardens and the resorts along Truong Sa. The centre is 20-30 minutes away.
  • FPT City and the blocks by the Co Co river: people saving money or working at FPT. The cheapest rent in the city, but impossible without a scooter.

Who it does not suit: anyone who wants the city centre under the window. Han market and the promenade are half an hour from here.

Confidence: FPT Plaza good (27 prices from 8 pages), The Panoma medium, Sun Cosmo medium, The Ocean Villas medium, An Thuong medium; The Sang has too few prices. Asking prices, not signed ones. Deposit one month for apartments, one to two for villas; villa leases from six months are usual.

For comparison, our apartments further north in Son Tra run from $731 to $1,000. In the centre, Hai Chau, they start at $846.

Buildings and compounds

  • The Panoma: two towers at the east end of the Tran Thi Ly bridge, on the line with Son Tra; 24 apartments of ours from $654 to $1,808, the widest choice of one-bedrooms with river or sea views.
  • Sun Cosmo Residence: the neighbouring complex at the same bridge, with a market median of about $870.
  • FPT Plaza: a cluster of blocks in FPT City by the university, the lowest rent in the city, Vietnamese neighbours, the beach a scooter ride away.
  • One River: a compound of 36 villas on Tran Dai Nghia by the Co Co river, about two kilometres on foot from Non Nuoc beach; our four-bedroom villa with garden and pool is $5,752.
  • The Ocean Villas and Ocean Estates: a resort villa compound by the golf course on Truong Sa, guarded, pools, the sea across the road.
  • The Sang Residence: a new tower by Bac My An beach, little rental data yet.
  • Muong Thanh on Vo Nguyen Giap: apartments attached to a beach hotel next to An Thuong, median about $300, many nightly rentals. The block has still not been accepted for use and has no pink books, and residents have reported being refused temporary residence registration; before paying, ask the owner how they will declare you.
  • The serviced buildings of An Thuong: dozens of small houses with studios and one-bedrooms, no name and no website, found only on the ground.

What is nearby

  • Beaches: My Khe at the north end of the area, Bac My An by the resorts, Non Nuoc in the south, the quietest.
  • The Marble Mountains, Ngu Hanh Son, which gave the area its name: caves and pagodas, 15 minutes from An Thuong.
  • Universities: Economics on Ngu Hanh Son street, FPT in the south; cheap food and housing around both.
  • International schools: several in this direction; which is where and what they cost is in our guide to Da Nang with kids.
  • Hoi An: 25-30 minutes by scooter down the coast road.
  • The centre: across the Tran Thi Ly or Tien Son bridge, 15-30 minutes depending on where you start.

The downsides

  • Distances. The south of the area does not work without a scooter or a car, and the Tran Thi Ly bridge jams at rush hour.
  • Construction along Truong Sa and in Hoa Quy: new blocks, cranes, dust.
  • An Thuong is loud until late; a building two streets from An Thuong 4 is half as noisy.
