Sea view and first line are different things

Most of the apartments sold to you as "beach apartments" in Da Nang are sea-view apartments: a high floor in a tower a few streets back, with the sea in the window and a ten-minute ride to the sand. That is what our sea-view apartments in The Panoma are. First-line apartments, with the beach road under the balcony, are fewer and dearer: on the market Alphanam Luxury at a median of about $760 and Muong Thanh at about $300 for the older, busier option. Decide which of the two you are paying for before comparing prices.

What living by the beach costs beyond the rent

Wind and salt: metal rusts, windows fog after a storm, the air conditioner filters clog faster. Noise: Vo Nguyen Giap, the beach road, is loud on summer evenings and at weekends. Sun: an east-facing bedroom is bright at six in the morning all year. None of this is a reason not to live by the sea; it is a reason to see the apartment on a windy day and to ask about the balcony drains.

Where the beach apartments are

  • Son Tra, the beach side: the towers between the river and My Khe, and the first line along Vo Nguyen Giap and Pham Van Dong.
