A Muong Thanh apartment in Da Nang rents for 7-10 million dong a month, about $270-380 with a median of $300, according to 26 prices from 6 pages. That is the cheapest of the beach-road towers foreigners ask about, and it is cheap for reasons, one of them legal: the apartment block has never been formally accepted for use, and that can affect your temporary residence registration. What the building is
The complex is officially called "Khu tổ hợp khách sạn Mường Thanh – căn hộ cao cấp Sơn Trà": a hotel and apartment complex of the Muong Thanh group, built by its company Doanh nghiệp tư nhân Xây dựng số 1 Điện Biên. The hotel front, Muong Thanh Luxury Da Nang, is at 270 Vo Nguyen Giap on the beach road; listings give the apartments' rear lobby as 51 Tran Bach Dang. Despite "Son Tra" in the name, this is the former My An ward of Ngu Hanh Son district, now Ngu Hanh Son ward, right next to the An Thuong café quarter. People have lived here since 2017. News reports in 2023 put the towers at 44 floors, while the original plan was 40; we do not print a unit count because the sources disagree.
A straight word about the $300. For that money by the beach you get a basically furnished apartment in a busy tower where the lifts queue at rush hour and the lobby and corridors show their age. The apartments inside depend on the owner: some are renovated and genuinely nice, some are as delivered. This is a building for saving money near the beach, not for showing off.
Before you sign: the building's legal status
Tuổi Trẻ, VietnamPlus and the Da Nang police newspaper have written about this building for years. As of June 2024 the apartment block had not been accepted for use and had no pink books, because of unauthorised construction, including extra floors; part of it was demolished in 2024 and the developer asked to keep the rest. A city directive of 25 October 2017 barred households there from temporary residence registration, and in 2023 residents still reported that they could not register. We found nothing newer than June 2024.
For a foreign tenant this matters directly, because the owner has to declare you to the police. Before paying anything:
- ask the owner how they declare foreign tenants at this address, and ask to see a past confirmation;
- if they cannot show one, ask the ward police whether they accept declarations for the building;
- expect the owner to hold a sale contract with the developer rather than a pink book, and ask to see it.

Who it suits
Remote workers on a budget under $500 who want to live on the beach; students and young people sharing; anyone who needs a place for a few months while looking for a long-term one, once the registration question above has a clear answer. Not families with small children who need a playground and quiet, and not anyone who expects hotel-style management.

What is nearby
The beach road and My Khe beach are across the road, and the An Thuong café quarter, with coworking spaces and English-speaking shops, is next door. The Han river bridges are to the west. Local markets and small supermarkets are within walking distance; the international schools are a scooter ride south.
Lease terms
From the listings: one month's deposit, leases from three to six months, prices in dong, utilities by meter, management fee usually separate. Contracts are mostly Vietnamese-only. When you rent through us, a foreign tenant gets a bilingual lease.
