FHome is a 27-floor apartment building in central Hai Chau, in use since 2016 and, going by search volume, one of the most asked-about buildings in the city. Public asking rents run 10-17 million dong a month, about $380-650, according to 21 prices from 4 pages. Our public catalogue has no FHome unit right now, but the agent we work with covers every building in the city and finds one on request, usually within a day or two.
What the building is
FHome is at 16 Ly Thuong Kiet, formerly Thach Thang ward, now Hai Chau ward. The developer is Danafood (Công ty CP Lương thực Đà Nẵng), and the building came into use in 2016. It is two towers of 26 floors above ground and one basement, usually described as 27 floors: floor 1 and the mezzanine are retail, floors 2 to 4 hold a kindergarten and offices, floor 5 has the restaurant, gym and pool, and apartments run from floor 6 to floor 26. According to the city inspectorate's 2021 findings, the building has 506 apartments, and 486 of them had been issued ownership certificates. The same findings listed land and permit violations by the developer, and in 2024 the case was passed to investigators. When you rent, ask to see the pink book for that exact apartment.
Amenities: a pool, a gym and a restaurant on floor 5, a shopping centre on floor 1, parking in the basement and on floor 1. The two-level car park rebuilt in 2019 has a clearance of only 1.8 m, so ask first if you drive a tall car. Some apartments have a river view and some a distant sea view. We repeat here what the listings say and have not checked every item ourselves.
What is certain is the location. FHome stands in the old administrative centre of the city, next to offices, hospitals and markets, a few minutes on foot from the Han river. It is a choice for people who need the centre and do not need the beach. How Hai Chau compares with the beach districts is in our guide to the best areas to live in Da Nang.
Rent at FHome
| Source | Listings | Low | Median | High |
|---|---|---|---|---|
| Asking prices, 4 pages | 21 | 10 million (about $380) | 12 million (about $460) | 17 million (about $650) |
Confidence is medium: 21 prices from 4 pages. These are asking prices, not signed ones; with a lease of six months or more there is usually room to negotiate.
The price depends on three things: size and number of bedrooms, floor and view, and furniture. A one-bedroom on a low floor with basic furniture sits at the bottom of the range; a two-bedroom on a high floor with a river view sits at the top. Rents by building across the city are in our rent prices guide.
Lease terms in this building
From the listings: one month's deposit, leases of six or twelve months, with three months negotiable at a higher rate. Electricity by meter, water and the management fee usually separate; internet is included in some apartments and not in others. We confirm each item before you come to view.
For a foreign tenant the owner declares the temporary residence when you move in, and the lease is bilingual.
