A Son Tra Ocean View apartment rents for 9-13 million dong a month, about $340-490 with a median of $380, according to 5 prices from 3 pages. The building is in the northern part of Son Tra, towards the foot of the peninsula and the fishing port: officially the new Son Tra ward, not An Hai, where most foreigners live. The sea view is real, the price is low, and so is the distance from the busy part of the beach side. Our catalogue has nothing here right now; the agent we work with finds a unit on request.
What the building is
The address is 95 Ngo Quyen, on a plot with four frontages near the Thuan Phuoc bridge, formerly Tho Quang ward, now Son Tra ward. It is one tower of 23 floors with 356 apartments of 49.5-96 m² and 6 penthouses of 175-305 m²; handover began in early 2019. The developer is Meridian Land (Công ty TNHH Đất Kinh Tuyến Số Một) with Khuong Thinh and Minh Tran Real, and CVR as co-investor and distributor. There is a rooftop infinity pool with a sky bar, a hanging garden, a spa, a gym, a playground, and shops and a supermarket on the ground floor. Listings sometimes pair the name with "The Summit", a neighbouring project, so when asking about a unit, say which building you mean.
The area is different from An Hai: fewer cafés and restaurants aimed at foreigners, more local and fishing families, and the Man Thai and Tho Quang beaches are quieter than My Khe. The centre is 10-15 minutes by scooter across the Thuan Phuoc or Han bridge, My Khe 10-15 minutes. Why the ward name changed is in our guide to the new ward names.

Confidence is low: 5 prices from 3 pages. In the same price group on the beach side, Muong Thanh has a median of about $300 and is closer to My Khe. The full table by building is in our rent prices guide; beachfront apartments at higher prices are on the near the beach page.
Who it suits
People who want a sea view under $490 and do not mind living away from the café quarters; people working at the port, the industrial areas or in the north of the city; anyone who likes quiet with the Son Tra peninsula right behind. Not for anyone who wants to walk to an English-speaking café every morning.
Lease terms
From the listings: one month's deposit, leases from six months, utilities by meter, management fee separate. For a sea-facing unit on the north-east side, ask about wind and salt in the rainy season.
How to rent
Put your budget, bedrooms and move-in date into the form; we ask the agent for vacant units in the building. Every step is on the how to rent page.
