An Indochina Riverside apartment rents for 16-20.3 million dong a month, about $610-770, according to 23 prices from 4 pages. The complex is a 24-floor apartment tower and a 12-floor office tower right on Bach Dang street, facing the Han river in the core of Hai Chau: the riverside promenade at the door, the Dragon Bridge and the Han River bridge on either side, Han market a few minutes away on foot. Our catalogue has no unit here right now; the agent we work with finds one on request.

What the building is

The address is 74 Bach Dang, a plot with three frontages on Bach Dang, Tran Phu and Phan Dinh Phung, formerly Hai Chau 1 ward, now Hai Chau ward. The developer is Indochina Land, a fully foreign-owned company. The complex has an apartment tower of 24 floors, about 82 m high, and an office tower of 12 floors over the Indochina Riverside Mall retail podium. Construction began in June 2006 and the complex opened on 17 June 2008. The apartment tower has 95 homes of one to three bedrooms plus penthouses, about 65-266 m². There is an outdoor pool, a gym, a children's area, a restaurant, 24-hour security and basement parking; upper floors look over the river, with the sea beyond. It was one of the first high-rise complexes in the centre, so the shared areas show their age and the quality of each apartment depends on the owner.

What sets it apart is the address: on the west bank it is one of the few towers in this price group where you step out of the lobby straight onto the riverside promenade. The cost of that is weekend noise, when Bach Dang stays busy late into the night and the Dragon Bridge breathes fire. High floors on the inner side are quieter than low floors facing the river.

Confidence is medium: 23 prices from 4 pages. For comparison in the same area: FHome rents at about $460, and the newer The Filmore on the same riverbank at about $1,060. Indochina Riverside sits between them: The Filmore's location in an older building. The full table by building is in our rent prices guide; river-view apartments are on the Han river view page.

Who it suits

People who work in the centre and want to live on the riverfront; people who like to walk in the evening and can do without a scooter; foreigners who want a river view below The Filmore's prices. Not for anyone who needs complete quiet at weekends, and not for families who need a large playground.
