The Ori Garden is a new apartment complex in the Bau Tram Lakeside urban area, in Lien Chieu on the north-western edge of Da Nang. According to 16 prices from 5 pages, apartments here rent for 4.5-6 million dong a month, about $170-230, among the lowest levels of all the buildings we track. It is a social housing project, recently handed over, and the price reflects both of those things plus the distance. Our catalogue has no unit here right now; the agent we work with finds one on request.
What the project is
The Ori Garden stands on lots B4-1 and B4-2 of the Bau Tram Lakeside green urban area, formerly Hoa Hiep Nam ward, now Hai Van ward. The developer is Công ty CP Đầu tư Sài Gòn - Đà Nẵng (SDN), and BPMAX operates the complex. There are 10 towers: CT1 to CT4 on lot B4-1 with 21 floors, and CT5 to CT10 on lot B4-2 with 20 or 21 floors over a shared basement. In all there are 3,358 apartments, about 81.5% of them social housing. The plan was to hand over phase 1 in the first quarter of 2023 and phase 2 in the fourth quarter of 2024; we have no official source for the actual dates. There is a pool, an outdoor gym, a barbecue garden, a children's area, a kindergarten and shops in the podium.
Because this is social housing, buying and selling is restricted, and renting an apartment out has its own rules. Before you sign, ask the owner what entitles them to rent this apartment out.
The distance has to be said plainly. Central Hai Chau is 20 to 30 minutes away by scooter, My Khe beach 30 to 40 minutes, the airport about 20. In return, the Hoa Khanh industrial zone and the University of Science and Technology are close, so the residents are workers, engineers, students and young families.
