A SAM Towers apartment rents for 18-25 million dong a month, about $680-950, according to 7 prices from 4 pages. Prices differ because the building is new: about half the listings are apartments with basic furniture that the owner has just received, and the other half are fully finished for foreign tenants. By the project page, handover began in the second quarter of 2024. The tower stands on the west bank of the Han river at the foot of the Thuan Phuoc bridge, in Hai Chau. Our catalogue has no unit here right now; the agent we work with finds one on request.

What the building is

The legal name of the project is Tổ hợp khách sạn và căn hộ P.A Tower, a hotel and apartment complex; SAM Towers is the commercial name, and the developer is Công ty CP PAVNC. The address is lot A2-1 Nhu Nguyet, between Nhu Nguyet and Do Xuan Cat near Xuan Dieu, formerly Thuan Phuoc ward, now Hai Chau ward. The apartment tower has 300 homes: 77 one-bedrooms of 48-54 m², 215 two-bedrooms of 68-91 m² and 8 three-bedrooms of 119-141 m². There is a fire-safety acceptance notice from May 2024 and completion acceptance notice No. 4265/TB-SXD dated 14 June 2024. The developer advertises a gym, a yoga room, a café lounge, a community room, a riverside park and automated parking; the pool is on a middle floor and looks at the Thuan Phuoc bridge, and the podium has shops and shophouses.

What a new building means in practice: the lifts and the lobby are new, but the services around the tower are not all there yet, some apartments stand empty, and owners are not used to renting to foreigners, so the lease and the electricity rate need more careful negotiation than in an older building.

Apartments and prices

Source Listings Low Median High
Asking prices, 4 pages 7 18 million (about $680) 18 million (about $680) 25 million (about $950)

Confidence is low: 7 prices from 4 pages. Listings here sit at about $680, below The Monarchy at about $800 and Azura at about $760, although SAM Towers is newer than both. The reason is that many apartments are not fully furnished. Fully furnished river-view apartments here are advertised much higher, at about 30-35 million dong; that is a different group of apartments and falls outside the range above. The full table by building is in our rent prices guide; river-view apartments are on the Han river view page.

Who it suits

People who want the newest building before prices have fully risen; people ready to buy some of the furniture themselves in exchange for a lower rent and a long lease; people who need a river view. Not for anyone who needs to move in tomorrow with everything in place.
