Sun Ponte Residence is a new residential complex on the east bank of the Han river, at the east end of the Dragon Bridge, in Son Tra. Our catalogue has nothing in this building right now; the agent we work with finds one on request. The market in the building, from 7 prices from 6 pages, runs $570-1,140 with a median of $720. Below: what is known about the building, what you pay for here, and what to ask at the viewing.

What the building is

The Ponte is two towers of 26 floors above ground and three below, joined by a sky bridge from floor 19 to floor 24: 495 apartments from studios to three-bedrooms and duplexes, 26 to 112 m², plus 7 penthouses and 26 ground-floor shops. The developer is Cù Lao Chàm, a Sun Group company, under the Sun Property brand; the official project name is "Khu căn hộ phía Đông đường Trần Hưng Đạo". The address is Tran Hung Dao street on the riverfront, formerly An Hai Tay ward, now An Hai. Apartments began to be handed over in March 2026. There is a river-facing infinity pool, a restaurant and café, a children's play area and gardens; Sun Property Management runs the building. The developer does not publish the management fee per m², so ask the owner before signing.

What you can see without sources: the building is new, the finishes and lifts have not had time to age, and that is the main argument against its older neighbours. It stands at a junction where the bridge, the riverfront and the road to the beach meet, so the centre and the sea are equally quick, and the street under the windows is busy in the evenings.

Apartments and prices

Home Bedrooms Size View Per month
Market, 7 prices from 6 pages various various various $570-1,140, median $720

Confidence in the market range is low: 7 prices from 6 pages. The sample mixes studios, one-bedrooms and unfurnished flats, so the price of a given apartment depends on its size, floor, view and fit-out.

For comparison along the bank: the median at The Monarchy further south on the riverfront is about $800, at The Panoma by the Tran Thi Ly bridge about $840. River-view apartments across the city are on the Han river view page.

What is nearby

  • The Dragon Bridge next door: five minutes by scooter to the centre, Hai Chau. On weekend evenings the bridge breathes fire and the riverfront below fills with people.
  • My Khe beach: ten minutes by scooter down Vo Van Kiet.
  • The riverfront promenade for evening walks starts at the door.
  • International schools are in the south, 15-25 minutes by scooter.

Lease terms in this building

The deposit, the term and what the rent includes (electricity, water, internet, the building fee) we confirm for the specific apartment before the viewing. The owner registers your temporary residence.

In a new building it is worth asking separately whether the common areas are finished, whether all the lifts run, what the scooter parking situation is, and whether anything is being built opposite. All of this shows at a viewing if you walk the building, not just the apartment.

How to rent

  1. Put your budget, bedrooms and move-in date into the form.
  2. See the apartment in person.
  3. Lease, deposit, keys. We provide the lease in two languages.

How each step works is on the how to rent page. If you need a two-bedroom without a view or a one-bedroom in this building, the agent finds one on request. To compare Son Tra with the other areas, see the guide to the best areas to live.
